Swimming Pool Construction Stages

Layout

Step one: Site meeting and design options for your swimming pool. The design and position of your new pool is best put on a plan produced by your architect. Nothing should be left to speculation. Plans are like the Bible on construction sites. Contractors follow plans closely. With good plans mistakes are avoided. Architects should be employed by you, the client, if design work including decks and landscaping are to be involved. And need to go in to council for consent. 
The engineering plans are not the same as architects plans. And the Geo-teck plans are different again. You may need all three. You can get bye with one, the engineering plans.

Don't forget to make a dedicated space for the  pump shed. The best location for the pump is below the water level, as this gives the pump a direct prime and longer life.

Normally clients understand what they want from the first meeting. However, a few pointers maybe helpful. NEXT, we need a site plan of the entire property.
The location of the pool gets drawn onto a site plan of your property. With measurements from boundaries and house, to the pool. The council rules, on how close a pool has to be from the boundary vary. In some areas you can build right on the boundary without resource consent. A surveyor maybe needed if boundary pegs can not be found. Please check with your local council about boundary restrictions. Right of way drives can differ as well. The fencing should also be on this site plan. The gate as well. Also you need to provide the specifications of the fencing being used. These specifications can be downloaded from your fencing company, in most cases. If your house is being used as part of the fencing, photos will be needed. Also appropriate self closing methods for doors and windows, including specification sheets of these closing methods, will need to be supplied. If existing fencing is being used photos will be required. This site plan will then be taken to the engineer, and he will put all these points on the plans.

Engineering

Crystal Pools uses a dedicated swimming pool engineer.
Many structural engineers prefer a pool engineer specialist to design the steel pattern. 

  A Geo-technical report may be asked for. This is usually when the pool is on a sloping site. The structural engineer is instructed by the Geo-technical engineer on sloping or difficult sites. You may already have a Geo-technical report for your property, good, but it probably wont be specific for your pool. So a pool dedicated Geo tech will be needed. Then we can fill out the building consent together.  

Council
The next move: Lodge an application with your local council.

The council process takes approx 4-6 weeks. On most occasion they always have some questions.
These questions are always more threatening in an email form, and a visit to the council, and a quick talk with the building consent guy will make clear any issues, as the requests are always achievable.
Applications that are well prepared pass through council more quickly. However there is always something that needs sorting.
If you have known issues that will require resource consent. Then these should be dealt with in the initial building consent application. Some of these issues are, too close to the neighbours boundary, Gradient of the site too step. Close to public sewer or storm water. Permeable coverage of your site has reached its limit. Swimming pool is not considered permeable area. And a few other issues may trigger resource consent. These can be reversed with suitable explanations. Otherwise RC must be obtained at extra expense.

Box and Steel

Next: After the pool has been consented, the excavation can begin. The boxing will begin and the steel will be placed. 
This process takes approximately  two weeks, depending on the complexity of the job, and weather. The excavation is never allowed for in the quote as this expense is time based. Estimates can be given. Also different excavation equipment is used on different jobs. Some jobs need a digger and a bobcat to run the dirt out to the truck. Sometimes the earth stays on site. Sometimes 3 trucks are needed, with a bobcat and a rock breaker. So its impossible to know the end price. We once started a job in the back lawn, and hit a world war 2 gun turret with several feet of concrete footings, a rock breaker was called in. The site may have to be surveyed if the original survey pegs can not be found. Council gets pretty anal about this. But if the pool is not too close to the boundary, there is not a problem. Too close is within the meter or less. 

Be aware, the height of the pool (datum) will be on the plans. If this is incorrect Crystal pools will check this closely. The plans should be correct. If the builder instructs me to a different height than what the plan says, he must make a note and sign that note, with the owner also signing the same note. This note will be kept in the council consent form, which does not leave site. Crystal pools is only responsible to build the pool to the plan. If a mistake happens and there is no signed note, then the fix is not crystal pools. Its on the builder or the client. 
Also, if the excavation collapses during the construction phase of building, the digger may have to return. As digging is not included in the quote, the client will have to pay for this. Crystal pool ltd will re-do the destroyed building work at no extra expense.

Crystal pools designs and builds a very robust quality pool with the wall size averaging 150 milli-metres thick. These pools can be fill with water without support from the surrounding earth. 

Council inspection number one will now happen. The council only comes to site one more time, at completion, the fencing check. The building consent says that there are about 4-5 inspections. This is incorrect.
The Engineer will also inspect at this time. And written approvals will be noted by both the council and engineer. These written approvals will be in the council consent plans folder, left on site.

Shotcrete Application

Shotcreting a pool: This is the most impressive part of the pool construction process due to the equipment involved and the skilled tradesmen that shape the pool.

The shotcrete is sprayed over the steel to form a concrete swimming pool shell. Spray mix or gunite is a thick form of concrete that sits up on itself, so only one layer of boxing is needed. The team will trim out the final shape of the pool. The step design should also be known at this time. When the tradesmen leave, the pool is in, and the first major mile stone has been accomplished. The back filling around the pool is a landscaping issue. We make sure there is scoria at the bottom of the pool, coming up the sides about half a meter. The rest is to be on the landscaper, as this is a varying expense. Depending on just how much back-filling is required. 

Tile & Coping Installation

Choices: You now begin choosing colours. The colours for coping stones and water line tiles, and coordinating these with your pool plaster colour. Head down To SSL (Sunbather systems ltd) and pick out your colours. Both for waterline tiles and coping. And while there you can choose what colour plaster you like too. WARNING you have a price contained limit which is indicated on your quote. If you choose top of the line you will be charged the extra. 

   Epoxy grout is used in the summer months. In winter it's difficult to use. In winter we add a resin to normal grout, to give it the strength to handle the pool water.
 

Plumbing and filtration equipment.

All the sanitation equipment is now installed, and the electrician can begin to run power to the pump shed and hook up the swimming pool lights. If a heat-pump is ordered the electrician will need to run a 6mm wire or a 10mm wire, depending on the size of the heater and the distance it needs to be run. A 20 amp motor rated breaker is needed, at the pump shed, if a heat pump is installed. We do not build the pump house or put down the concrete pad. This is in the hands of the builder or landscaper. We do all the pipes to the pump house from the pool. We do not guarantee pipe work that is under concrete laid by tradesmen other than Crystal pools workers. Too often these pipes are not cared for correctly. We also plumb in the water pump and the water filter, as well as the sanitation system. Crystal pools normally recommends a simple chlorine tablet feeder, or a simple salt cell. These are tried and true sanitation methods. Complex systems create potentially expensive maintenance costs. Although these flash systems are improving, and I will install the Rolla Chem system. Also wireless connection is everywhere these days, and yes Crystal pools will install the Viron wireless system, featured on this web page.
The plumbing and filter work best, closer to the pool. Distances over 6 meters cost more money. In terms of pipes, fittings and digging. Also heat loss occurs. Plus the pool wont work as efficiently if the pump shed is a long distance from the pool water. Also it is recommended, for the pool water pump, at the pump shed, to be at a lower height than the pool water level. This is not essential, but it makes the pumps life longer, and avoids it going to the rest home at an early age.

Pool Plastering

UP-DATE,, I have now completed my first x 2,, two pot epoxy paint finished pools. (30 11 18) And they are excellent. The finish and feel is superior. Colour range is extensive. This product is not ordinary pool paint. It has been developed over the last four years. The developer(coating technologies Auckland) has been painting pools for thirty years previously. The new product indicates technology transforming tradition. So its great, and comes with a five year warranty. Conditions of water balance records apply. I am directing clients towards two pot epoxy finishes now. For a variety of reasons which are best explained in person.
The swimming pool plastering is a one day job. There are a range of colours. You can view these colours on this site, under pool colours. It must be noted that Galaxy is no longer available..
Pool plastering is a highly skilled job. Not any plasterer can do this aspect of the pool. Pool plaster can not be screeded like solid plaster. As the plaster dries it is slowly trowelled into place. Every attempt is made to get the surface as flat as possible. The finish is a slight adobe finish, a little undulating. Its important for the client to know this as its often asked, "why can't the plaster be like solid plaster, dead flat.". The reason is, because its not possible. After years of experience we get it to a professional standard. Another thing, the plaster will need an acid bathe to bring out the true colour of the quartzon. This acid bathe removes the top layer of the plaster. The process of bathing takes about four to five days. You are not able to swim at this time. This process attracts an extra charge. After the acid bathe the pool plaster looks much better, more even and the colour is way better. This is when the final product is to be commented on. The slight adobe look also disappears with the water in. Pool plaster wears itself in and it will look better over the years. Eventually, after 14 years (chemistry dependent) the plaster will need to be re-done. The plaster can not be applied  unless the pool fencing is in place, as the very next day the water goes in. The white patches disappear after the acid bath as well. An acid bath is not essential as the pool water etches back the plaster over a two year period. This natural way gives the plaster a longer life and saves the client some money, on future plastering being delayed. And the result is exactly the same, just takes longer, that's all.

Fencing

The fencing should have been sorted out by now.  Its important to note that the pool will not be filled with water until the fencing is completed. The day after plastering the pool with Quartzon, the water must go in. Pool plaster does not like being out of water, so the pool is filled the next day. Many clients ask the question "when are you filling the pool with water"? The answer is "after the pool fencing is completed". It is not advisable to fill the pool before the landscaping is completed as well. Dirt and dust from landscaping finds its way to the pool and makes water cleanliness an issue. This water cleanliness issue quickly puts a damper  on the first swimming experiences for you and your family. Crystal pools takes no responsibility if temporary fencing is installed, and a drowning happens. This is not advised AT ALL. But clients sometimes force the issue.

Fill the pool. 

Yes, the kids will be dying to get in that swimming pool. The swimming pool is filled from the tap and usually takes 24 hrs depending on the water pressure in your area. Fire hydrants are not used, they are usually filled with rusty water and can immediately damage the new plaster.

Hand over day. 

It is at this time we explain the complete operation of the swimming pool. The first one month is on Crystal pools. This first month is a critical time period. Valet companies don't have the knowledge to take your pool through this first month.It is recommended that a valet company gets involved after the first one month.. Crystal pools is a pool construction company, not a valet company. It is important to get the water balance correct in the early stages of the plasters life. You should employ a swimming pool valet company for the first 12 months, this is not expensive, but strongly recommended. If you want to go it alone, the most important water chemistry component for a new swimming pool plaster is PH. Keep the PH between 7 and 7.2  for the three months, and the plaster will not be effected by poor water chemistry.
